APEX Property Inspections follows the ASHI, (American Society of Home Inspectors), Standards of Practice to determine the safety, functionality, and overall condition of the property.

APEX Property Inspections will conduct a thorough assessment of the general condition of the home at the time of the inspection. Our inspector will perform a limited visual examination of the structure, it’s components and the mechanical functions of the home using normal operating controls. Our basic inspections include, but are not limited to:

  • roofs*

  • exterior and interior surfaces

  • attics and insulation

  • windows and doors

  • garages and carports

  • electrical

  • heating and air conditioning

  • plumbing and fixtures

*Roof access will be made when available based on the type of roof material, and roof pitch. To minimize damage done to roof surfaces as a result of foot traffic, we often use drones to inspect the roof.

Our process

Prior to the Inspection

Upon contacting APEX Property Inspections, we will gather some information regarding your inspection needs, and schedule an appointment for the inspection. Once we schedule your appointment, we will send you a pre-inspection agreement to review, sign and return to us by email. We will not be able to start the inspection until we have received a signed agreement.

Day of Inspection

 We invite all of our clients to be present for the inspection to have any questions answered. Our inspector will spend a couple minutes before the inspection begins to address any questions our clients may have. Once our inspection begins, we ask all of our clients to save any additional questions for the end of the inspection to allow our inspector to focus on the inspection in order to be thorough as possible to provide our clients with the most detailed assessment. Once our inspector finishes the physical inspection, he will spend a couple of minutes to address any additional questions our clients have. After the inspection has concluded, our clients will receive a complete, thorough report, typically within twenty four hours, if not the same day.

 With over 20 years of experience in the construction trades, our lead inspector relies on his knowledge and experience to provide an overall assessment of each property we inspect. His extensive and diverse background includes:

  • Construction Management Degree

  • Completed Inspection Certification Associates Real Estate Inspection Course

  • Currently a full time career Firefighter

  • Graduate U.S. Navy Construction School

  • Builder- Five years with U.S. Naval Mobile Construction Battalion 74

  • Owned and operated a finish carpentry and solid surface counter top business

  • Participated in several Habitat for Humanity Home Builds

What is a Home Inspection?

A home inspection is an objective visual examination of the physical structure and the systems through normal operating controls.

How much does an inspection cost?

The price varies based on square footage and the average inspection will cost between $300 and $500. Additional services are available and will increase the overall cost.

Do I need to be there?

We do not require our clients to be present during the inspection, however we highly recommend our clients attend the inspection. This gives our clients the opportunity to ask any questions and observe our inspector’s thorough evaluation process.

Why can’t I do it myself?

Most homebuyers will find it difficult to remain completely objective, and emotionally detached in their assessment of the property they are interested in buying. By hiring a neutral third party such as a Qualified Home Inspector, our clients are sure to receive a detailed, impartial assessment of the overall condition and operation of the property. Our inspector will also provide additional information regarding home safety and future maintenance useful in helping our clients feel secure in their long-term investment.

Can a house fail inspection?

A professional home inspection is not designed to provide a pass or fail assessment, but rather provide as much detailed information regarding the home’s overall safety and condition. Any findings reported by our inspector is for your awareness. This does not mean you should or shouldn’t buy the home. These findings are to assist you in determining if there are or potentially could be problems that will add to the overall cost of the home, or if these findings are simply addressed through a good home maintenance program.

How long does it take to receive my report?

Our goal is to have your inspection report to you within 24 hours if not the same day as your inspection. We will email you a pdf version of your report as soon as our inspector has completed it.
